TIFA Life leases a furnished, compliance-checked property to the authority. The authority supports the person living there. TIFA has no involvement with the occupant and provides no support, staffing or oversight.

Solo property, £595 a week, billed weekly whether or not occupied. Your own team provides the support.
The rate is per property, not per person. A written agreement confirms the specification, the term and the void arrangements before anything is signed.
Who this is for
Housing and commissioning officers, not placement teams
This is a housing supply arrangement. It suits an authority that already has the support in place, whether that is its own leaving-care or housing-support team or a separate provider, and needs the accommodation itself. It is often the answer where a young person is settled with a worker they trust and the missing piece is a property that meets the standard.

The boundary
What TIFA is responsible for, and what it is not
Property-only supply does not make TIFA the service provider. That line is drawn in the agreement before the keys change hands, so that no one is later unclear about who holds a duty.
TIFA Life is responsible for
The building
Sourcing, furnishing, white goods, and the condition the property is handed over in.
Property compliance records
Landlord and Rent Smart Wales evidence; gas, EICR, EPC, fire, smoke and carbon monoxide, and water-safety records, held and renewed by us.
Maintenance and repairs
We aim to complete urgent repairs the same day and other repairs within 72 hours. The occupant is shown how to report a repair when they arrive.
The authority is responsible for
Everything about the person, and everything about the support:
- Every decision about the person living there, including whether the property is suitable for them.
- All support, visiting or on-site, and the plan it works to.
- The risk assessment, the safeguarding response and any statutory duty.
- Anything the occupant needs that is not the fabric of the building.
TIFA staff do not visit the occupant, hold a support plan, keep records about them or respond to an incident involving them. Where an authority wants any of that, it is a different agreement with a different rate.
How it is charged
The commercial basis
Billed weekly, occupied or not
The nightly rate is per property, not per person. It runs from the start of the agreement and is invoiced weekly whether or not anyone is living there. Void terms are agreed in writing before the agreement starts.
No support element in the price
There is no staffing, keyworking, on-call or reporting inside this rate, because there is none in the service. If you need any of those, the offer you want is property and staffing, or a placement.

Timescales
How fast a property can be stood up
Where a suitable property is already in the portfolio and vacant, the work is the agreement, the compliance handover and the furnishing check. Where it has to be sourced, the timescale depends on the area, the specification and the term you can commit to. We give you a date in writing rather than an estimate, and we say so plainly when we cannot meet the one you need.
What to send
Postcode or area, the date you need it from, how many people it is for, the specification, the term you can commit to, and who will be supporting the occupant. We come back with availability, the rate, the exclusions and a date. If it is urgent, call the 24/7 line as well.
TIFA Life is not a CIW-registered children's home or care service. We accept placements only where needs can be safely met within our supported accommodation model.
